Planning to rent a home in the Netherlands? Welcome to one of the most exciting, but sometimes challenging, parts of your relocation journey!

Whether you’re moving to Amsterdam, The Hague, Utrecht or another Dutch city, finding the right place to call home can take a little patience and preparation.

The Dutch rental market is competitive, and if you’re unfamiliar with how things work here, there may be a few surprises along the way.

Here are some things worth knowing before you start your home search.

1. A competitive rental market

Let’s start with something you may already have heard: finding a rental property in the Netherlands isn’t always easy!
In popular cities, there are often more people looking for homes than available properties. Attractive apartments can receive numerous applications, and decisions sometimes happen very quickly.
That’s why being well-prepared and having realistic expectations can make a real difference.

2. Understanding your rental budget

One of the first things to consider is your rental budget.
In the Netherlands, landlords often require tenants to earn approximately three to four times the monthly rent in gross income.
For example, for an apartment costing €2,500 per month, a landlord may expect a gross monthly household income of around €7,500
Requirements vary by landlord, and not all landlords assess combined household income in the same way.

Our tip: Before falling in love with a property, make sure your budget matches the landlord’s income requirements.

3. Furnished, Upholstered or Unfurnished?

Here’s something that often surprises newcomers!
Dutch rental properties are generally advertised as:

• *Furnished (*gemeubileerd):** Usually includes furniture and essential household items.
• *Upholstered (*gestoffeerd):** Typically includes flooring and window coverings, but no furniture.
• *Unfurnished (*kaal):** May come without flooring, curtains or light fixtures.

Always check exactly what’s included before signing a rental agreement. What feels standard in one country may be quite different in another!

4. Be ready when the right home comes along

In a competitive market, timing matters.
Landlords and rental agencies may ask for documents such as employment contracts, salary slips and identification before considering an application.
Having these ready can save valuable time when you find a property you like.
And remember, viewing a property doesn’t automatically mean you’ll be selected as the new tenant.

5. Finding the right neighbourhood matters too

A beautiful apartment is wonderful, but what about the neighbourhood?
Think about your daily commute, public transport, schools, local shops and the atmosphere you’re looking for.
An area that works perfectly for one person might not be the right fit for another.

Our tip: If possible, explore different neighbourhoods before deciding where you’d like to live. Sometimes your favourite area isn’t the one you initially expected!

Finding a house is one thing. Feeling at home is another.

Relocating isn’t simply about finding an available property. It’s about understanding the local market, making informed decisions and finding somewhere that genuinely feels right for you.
